    Multiple Listing Service.  The Regional Multiple Listing Service (RMLS) is the "Foundation" by which the Internet marketing of your home is based.  This is the resource that all Realtor members use when searching for homes for their buyers.  Thsi alows me to "Network" with all agnets in your marketplace to find a buyer for your home.
    Through the RMLS, your home will appear on all other participating Broker websites.  For example, even though your home is listed by me, it will appear on Edina Realty, Coldwell Banker, and many other broker's websites.
    Featured Listing on Realtor.com.  Realtor.com is teh #1 site buyers use to search for homes.  I pay an additional marketing fee to get an "Enhanced/Feature" Listing and Virtual Tour Links on this site so your home stands out from others in its marketplace.
    I use Tourfactory to host the Virtual Tour and photos of your home on the Internet.  This service also allows us to track "hits" on your home, and even which rooms buyers are looking at the most, and where buyers are coming from on the Internet. Statistical reports are emailed to you weekly. Tourfactory also links your home to the following marketing partners: Yahoo, Google, Zillow, DuPont registry, Homes.com, Trulia, Youtube, HomeDebut, and more...
    HomeFeedback.com allows for email communication about showings on your home.  Showing agents are emailed a questionnaire, and responses are automatically emailed to you for review.  You can also login anytime to system to review ALL feedback
    Buyer Acquire is an automated 24 hour-a-day Recorded information service that buyers can use to get information about your home at any time.

WHAT PRICE SHOULD I ASK FOR MY HOME?

We know that you want to get the highest price possible. That's why we research the current market to see what the highest reasonable price is. Here are a few hints on setting the right price:

  • Often, your home's value depends on recent selling prices of comparable homes in your area. After reviewing the selling prices for such homes, the price is adjusted according to current market trends.
  • Buyers often look in the price range determined by their monthly ability and down payment.
  • Buyers are often very knowledgeable in their price range and often purchase by comparison. Unreasonable asking prices are an immediate turn-off.
  • Inviting a potential buyer to make an offer shows that you are willing to bargain. But if your asking price is outrageous, the buyer's offer will most likely also be unreasonable.
  • It's necessary to offer competitive pricing, terms, and conditions in your area. This will help you sell faster and get the full market value.
